The findings paint a clear picture of prosperity across the Lone Star State: these elite neighborhoods boast average household incomes ranging from approximately $165,000 to just under $410,000 annually, with corresponding home values that often exceed $1 million.

Houston Area Leads: Premium Communities in the Bayou City Metro

The Houston-The Woodlands-Sugar Land metro area dominates the upper tier of Texas’s richest towns. West University Place claims the top spot nationally with an average household income of $409,677 and a typical home value of $1,758,363. This enclave represents the pinnacle of Houston-area affluence.

Following closely in the Houston metropolitan region, Bellaire reports an average household income of $311,033 with homes valued at $1,123,984. Moving down the rankings within this metro area, Fulshear shows $210,123 in average household income and $545,379 in typical home values. Cinco Ranch and Sugar Land continue the Houston region’s strong presence, with average incomes of $178,516 and $174,026 respectively. Rounding out the Houston suburbs, Friendswood maintains average household income of $165,294 with typical homes valued at $464,519.

Dallas-Fort Worth’s Affluent Suburbs: Home to the Richest Earners

The Dallas-Fort Worth-Arlington metropolitan area claims a substantial portion of Texas’s wealthiest towns, with eight communities in the top 20 rankings. University Park ranks second overall with $389,868 in average household income and extraordinary home values reaching $2,445,874—the highest typical home price among all ranked communities.

Southlake ranks third with $382,520 average household income and $1,284,219 typical home values.
